Ice Damning Investigation and Roof Replacement

- Comprehensive investigation including review of original design documents and previous condition assessment reports, review of existing rooftop and attic spaces, thermographic scan.
- Design items to reduce excessive ice damming included, 1) R20 insulation provided on top of wood deck (previously insulated at ceiling level only), 2) White EPDM membrane to reduce melting during the day, 3) automated heat trace system in gutters only, 4) new vapour retarder below the insulation also serves as the new air barrier (previous assembly did not have an air barrier).
- Air sealing at eaves/soffit was tendered to be completed at later date when funding allows.
- Horizontal life line system added.
- Snow guard system added.
