Roof Replacement
14 Storey Apartment Building
- The lower penthouse roof and eastern portion of the main roof had a history of leaking and numerous repairs have been made in multiple locations on both roofs. The existing PVC membrane had become very brittle and “powdery” in colder weather making it extremely easy to puncture or crack. The poor condition of the membrane made proper long term PVC membrane repairs impossible.
- The existing roof assembly consisted of stone ballast, a loose laid 0.030” non-reinforced Sarnafil PVC membrane, 2” thick loose laid polyisocyanurate rigid insulation with glass mat facers (wet due to leakage), over a concrete deck. The roof membrane was about 18 years old prior replacement.
- The roof assembly was replaced with a 2-ply modified bitumen protected membrane by Siplast, 100mm Styrofoam Roofmate Extruded Polystyrene insulation by Dow, ballast reducing scrim and new ballast.
