Balcony and Building Envelope Restoration
Extended the life of the building by revitalizing the aging building envelope systems and infrastructure, and creating new spaces for community use, while staying under budget.

Meadowbrook Lane Passive House Residence, Windsor

Building Envelope Consulting Services
Completed in 2024, Meadowbrook Lane was the first multi-unit residential high-rise building to be built by Windsor Essex Housing Corporation (WECHC) in 30 years. The building was designed to meet Passive House Standards. Pretium provided Building Envelope Consulting Services including design and quality assurance review to Kearns Mancini Architects with a focus on the exterior EIFS cladding. The project won the Grand Prize Award at the 2024 EIFS Council of Canada Architecture Design Awards.

Ontario Shores Centre for Mental Health Services

Facility Condition Assessment and 20-year Expenditure Plan
Pretium completed a facility condition assessment with a 20-year capital expenditure plan for this 329 bed healthcare facility. Components reviewed included building envelope, structure, site surfaces and appurtenances, HVAC, electrical, plumbing, fire protection and life safety systems, elevators, interior finishes, kitchen and laundry equipment, and hazardous materials. Separate hospital code and barrier free accessibility reviews were also provided.

Building Envelope Commissioning
The primary focus of this project was building envelope commissioning. This included a building envelope commissioning in accordance with the requirements of LEED v4. The project also pursued WELL Building Standard.

Building Envelope Repairs
The project began by completing an EIFS condition assessment. Following Pretium's assessment, the scope of work included the replacement of existing deficient EIFS and overcladding of the south elevation of the five-story podium, previously finished with direct-applied textured finish.

Garage Assessment and Restoration
This project included two distinct areas of the garage that required localized roof slab replacement and re-waterproofing. In addition, improvements to the garage HVAC systems and localized replacement of the sprinkler and lighting systems were completed. Pretium completed the specifications and drawings, managed the tendering process, and provided contract administration and construction review services throughout both phases of the construction project.

Caleb has prepared and delivered presentations for clients and industry partners at various events over the years, with topics focusing on maintenance or commissioning of building envelope systems. Caleb recently co-presented with Jennifer Hogan on Building Envelope Commissioning at the Buildings Show in 2022.
