Our team’s extensive experience in the design and management of restoration projects allows us to provide an unbiased review of the construction process. Whether it be a specialist review at the design stage or assisting with quality assurance on behalf of the design authority or general contractor, we provide the necessary engineering services to ensure the work is performed to the highest standard. As part of our third-party review services, we offer: 

  • Review of contract documents, shop drawings, and other submittals
  • On-site construction review, including for pre-construction and mock-up activities
  • Diagnostic testing to determine the performance of a variety of materials and assemblies
  • Compliance testing for building envelope air or water leakage, structural load, and concrete or other material strength
  • On-site monitoring of cracks, structural movement, or interior and exterior environmental condition

Our team’s comprehensive third-party building envelope consulting services result in enhanced building appearance, performance and durability, maximizing a client’s  return on investment.  

Our team considers the application of codes, standards, best practices and common sense when reviewing and recommending accessibility improvement. We are experienced in the requirements of the Accessibility for Ontarians with Disabilities Act (AODA) and the various provincial standards across Canada. We provide these services to architects, interior designers, landscape architects, engineers, and other design professionals regarding Barrier-Free and Universal Design for the built environment including: 

  • Provide project design review throughout the design process and project specifications
  • Prepare Universal Design reports for the built environment
  • Audit the interior and exterior of transit facilities, condominiums, educational institutions, public spaces, single buildings, and large building portfolios. The audits include deficiency reports, costing, and accessibility planning. 
  • Provide Architectural Transcription Services for designs and drawings with text descriptions to assist people with vision loss. 
  • Complete Light Reflectance Value testing to ensure material contrast meets prevailing standards for the built environment
  • Provide braille review to ensure braille on all types of signage accurately reflects the print

We also prioritize ISO Tactile Walking Surface Indicators and AODA Transportation Standard.

Our Bulletin 19 Review Service refers to a review of materials and construction practices for compliance with relevant building codes, regulations, and industry standards specific to Ontario’s construction sector for the safety and durability of condominium buildings. Pretium has an in-house team dedicated exclusively to Bulletin 19 service and clients benefit from working with true experts in navigating the ins and outs of Tarion’s processes. When working with Pretium for Bulletin 19 reporting, our experts become part of your team, focused on helping limit the risk of deficiencies during the Performance Audit. Our detailed and technical processes are designed to deliver a high-quality building. Bulletin 19 Services may include:  

  • Material compliance reviews
  • Quality assurance site reviews

The Ontario Architects Association, through its professional liability group known as the Pro-Demnity Insurance Company, requires a detailed technical review of any window wall assemblies. This “Window Wall Endorsement” review must be completed by an independent consultant. Our team has unique and deep experience in knowing how buildings fall, knowledge that is invaluable in creating designs that avoid common pitfalls. With a wealth of experience in both new construction and the restoration of existing buildings, Pretium is an ideal partner for architects when it comes to window wall assembly review.

Pre-Performance audits are often requested by a Builder/Developer as part of their desire to validate the installation/build prior to registering a Condominium Corporation. These reports are employed to assess construction defects in condominium common elements so that the Builder/Developer can address them in advance of the formal Tarion Performance Audit. Our reports are based on our on-site review and where necessary, invasive investigation. Once the report is complete and has been submitted to the Client, our team can assist with recommendations for appropriate and cost-effective repairs.

 

As part of our Pre-Performance Audits, we provide an engineering project team to review all common elements who have a thorough understanding of the Tarion claims process. The deficiencies are described in terms of a design, construction, maintenance, or unclassified deficiency clarifying when they are not covered by the Tarion Warranty Corporation but are still considered deficient with respect to good construction practice.
